Whether you're moving in to a Zindars property, or you're instead vacating one of our rentals, we aim to make the move-in and move-out process as simple as possible.

Moving house can be an overwhelming experience with a long number of responsibilities that need to be addressed in short time. Taking possession of your rental home or handing in the keys for the last time doesn't need to be one of those challenges.

Use the simple checklists below to complete your move on the right note.

Move-In Checklist

We're excited to welcome you to your new rental property. As you prepare to take occupancy in the home, please note the following important keys:

  • First month's rent & security deposit

    The first month's rent, along with any pro-rated rent, is due at the lease signing. The security deposit also must be made at this time.

  • Move-in Date

    A move-in date and time will be established at the time of the lease signing. A move-in report will be compiled on your behalf, documenting the property condition. Should you notice any problems or repairs necessary upon taking possession of the home, please notify our team immediately.

  • Utilities

    All utilities must be maintained and on for the duration of the lease. Please be sure to contact the utility companies at least 5 days prior to move-in, allowing the meters to be read and preventing fines. If you do not register your name with the utility companies by the provided deadline, we will assess a $50 fine.

Move-Out Checklist

We're sorry to see you go. Before you leave the rental property, be sure to address the following important steps. Failure to do so could result in a lost security deposit or legal repercussions:

  • Intent to Vacate

    We must receive written notice of your intent to vacate a full 60 days before the end date of your lease. We require 60 days notice so that we can take the necessary steps to rent out the property and avoid vacancies between turnover. New tenants seeking out a property often look for properties 2 or 3 months before moving.

    In order for us to properly accommodate new tenants and efficiently market the availability of the property, we need 60 days minimum. If you are currently planning a move at the end of your lease, the sooner we the know the better. This benefits us and ensures you don't encounter additional fees.

  • Move-out Appointment

    Please contact our property management team at least one week before your move-out to schedule your appointment. This appointment must take place on the final day of your lease before 12 P.M.

  • Property Condition

    Before leaving your rental property, please ensure the property has been returned to the same condition in which it was rented. Carpets need to be professionally cleaned, with receipt provided to our team.

  • Security Deposit

    Tenant security deposits will be returned with 30 days of vacating the rental property. The deposit will be used to cover the following expenses, if necessary:

    Property Damage (beyond normal wear-and-tear)
    Interior Cleaning & Carpet Cleaning

    Outstanding Balances

    Any additional monies owed must be paid within 30 days, or the account will be turned over to collections.
